Access to housing is one of the main concerns of Spaniards, according to the survey published in June by the Center for Sociological Research (CIS).
This affects both those who want to buy one new house as well as for those who opt for a second-hand apartment trying to make it cheaper. According to the INE, the first increased by 11.2% in the second quarter compared to the same period of the previous year and the latter 7.3% during the same period.
Globally, housing increased by 7.8% in the second quarter of 2024 compared to the same period in 2023.
In this situation, potential buyers conduct extensive research to try to find the best housing based on their purchasing power, income level or opportunity.
The price of housing in Guadalajara
In the case of Guadalajarathe price of housing is on average according to September 2024 data from the Idealista real estate portal in 1,643 euros per square meter.
This figure represents an increase of 2.4% compared to the same month of the previous year, but 0.5% less than the previous quarter. This is not the highest price per square meter has reached in the city. This figure peaked in May 2008 with 2,137 euros per square meter.
The cheapest area to buy an apartment in Guadalajara
In this sense, according to the portal’s data, the most economical area of Guadalajara to buy a house is Constitución – El Balconcillo where the square meter costs on average 1,508 euros. However, this area of the city is one of those that saw the biggest price increase last year with an increase of 12.8%.
Searching the portal, there are currently 30 properties for sale in this area, most of them spacious. For example, you can find an apartment with four bedrooms and 135 square meters for 190,000 euroswith a price per square meter of 1407.40 euros.
