250 euros represents 45% of a rental in Jaén and 27% in Madrid

The 200 million euros of the Young Rental Bonus that the Government will launch for the third time will affect 250 euros per tenant for two yearsprovided you are under 35 years old and meet the income conditions. Aid referring to rents which do not exceed 600 euros per month, and the amount of which will be granted in equal parts to a person from Barcelona, a person from Madrid, a person from Murcia or a person from Jaen: 250 euros.

However, rental prices, but also the offer, differ significantly from one location to another. For example, renting an apartment of 80 square meters costs on average 1,568.8 euros in the Community of Madrid and the province of Jaén, 456 euros.

The voucher in Jaén would therefore cover 45% of the monthly rent. In Madrid, this apartment could not benefit from subsidies. The Ministry of Housing specifies that, if the Control Commission accepts it, the rent ceilings could increase up to 900 euros for areas with high demand – stressed – such as Madrid, Barcelona or part of the Balearic Islands. However, aid to young tenants in Barcelona or Madrid with this limit of 900 euros would only represent 27% of the monthly rent.

Francisco Iñareta, spokesperson for Idealistareaffirms that “we have seen that the limit of 900 euros is not homogeneous and that there will be markets in which it will be at 600 euros”, he told EL ESPAÑOL. It is for this reason that the real estate portal carried out a study considering the hypothesis that the limit of 900 euros would be applied to all Spanish provincial capitals.

Less supply and less help

Thus, in areas where the market is most tight, the percentage of the rental housing supply that young people could receive with the Bono, that is to say those which are less than 900 euros, “is very low : only 8.3% of households announced last week in Barcelona is below this price, 9% in Palma, 9.4% in San Sebastian And 17.6% in Madrid“.

That is to say that young people in these cities, in addition to being able to access a much more restricted rental market offer than in other cities and regions, would benefit assistance of 27% of the youth bonus, against others in which the limit is set at 600 euros, in which case these 250 euros would mean a premium of 41.6% of their rent.

It is therefore “undeniable”, he emphasizes, Francisco Iñaretathat the implementation of the Young Housing Bonus with a limit of 900 euros “does not have the same impact in all Spanish capitals, although at the moment we do not know the markets in which this limit of 600 euros will be”.

If, as a hypothesis, “we assume that all provincial capitals will have the ceiling at 900 euros”, young people who live in areas where pressure on rents is minimal, will be able to count on this aid “to access almost everything housing available in their city.

This is the case of Royal City (with 99% of households announced last week below 900 euros), Badajoz (97.2%), Avila (95.3%), Zamora (95.1%), Jaén (94.1%) either Lleida (90.8%)indicates from Idealista.

an error

Nevertheless, from the real estate portal they emphasize that “we believe that any direct aid of this type is a mistake, because they do not attack the origin of the problem and transfer additional price increases to the most stressed markets. On the contrary, rather than offering money to tenants, the measures should encourage landlords to put more homes on the marketwhich would reduce prices and stress on families.

As for the distribution of aid For youth rent, the 200 million euros of the Youth Bonus will be distributed, from the highest amount to the lowest, as follows: Andalusia will receive 34.2 million euros; Madrid, 31.8 million; Catalonia, 29 million; Valencian Community, 22.8 million; Galicia, 11.4 million; Castile and León, 10.8 million; Canary Islands, 10.6 million; Murcia, 8.8 million; Castile-la-Mancha, 8 million; Aragon, 7.6 million; Asturias, 6.6 million; Extremadura, 6 million; Balearic Islands, 4.8 million; Cantabria, 3.8 million and La Rioja, 3.4 million. Ceuta and Melilla will receive 200,000 euros respectively.

In September in Spain, and according to data from Fotocasa real estate indexthe price of rental housing fell by 5.3% in its quarterly variation… but it increased by 7.4% in its interannual variation, placing its price at 11.98 euros per square meter. This increase over one year (7.4%) is “the highest detected over the last 18 months”, they emphasize.

With this data, “the rent for an apartment of 80 square meters costs on average, in Spain, 958.40 euros per month”. That is to say that this average and normal accommodation would be excluded from the benefit of the Young Housing Bonus both in its minimum, of 600 euros, and in its maximum of 900.
