The greatest real estate operation in Zaragos in recent years leaves hundreds of neighbors between fear and expectation

“They bought us the whole area, and with people inside.” The largest real estate operation, registered in Zaragos in years, left hundreds of neighbors who live in the Alai Sala complex in the Tenias area, which fell between uncertainty and expectations. The investment group led by Zaragozana, from Venezia, has just acquired 323 houses of the old trade union group for 22 million euros in order to reform the blocks and promote “available lease”. Among the neighbors are anxiety, especially among tenants, many of them with an ancient rent. Nevertheless, there was already a meeting with customers, and the first impression is positive: “They conveyed good feelings.”

The city team of Aloy Sala was developed in the fifties and gets its name from one of the two promoters of the district, consisting of about 700 “Limited income housing” and commercial premises. The owner was still the buildings of Miraflores SA, with which the coexistence of the neighborhood was not simple, and that in these years, given consecutive crises, he reported at home. In addition to almost endemic problems related to kuthegarism in the area, two events noted the last times of the district: the project financed for European MRR funds for rehabilitation 56 of these houses, and announcements that the company has established, and the City Council is negotiating re -calorification of the land that this company occupies.

News about the operation – known in mid -June and signed on the last day of the month – caused uncertainty in this area. “We heard rumors about what I was on sale, but we did not know,” says Marie Pas Claveras, owner and member of the Parque Bruil – San Agustín association. “At the last meeting of the neighbors of the world, I did not come anymore, and this surprised us,” adds Hector Gimeno, the owner of the owner, Hector Gimeno.

Only they, those who have the floors in the property, accept to speak. “Tenants do not want, they are afraid. There are more than twenty old rental contracts, with very old people who have been leading here, some from a hundred years. We are afraid that they ultimately throw them, ”Claveyras warns.

About a third of the 323 floors of the complex, to which we must add 130 premises and floor -stars, empty, many of them with antitemic plates on the entrance doors. The idea of ​​investors, as well as sources from Venice to this newspaper, is to start with the rehabilitation of houses without tenants, a process that will last from four to seven years. Then they will carry out the reform of the rest, in action, which, as expected, will be funded with the rent itself. “Our project is to increase the affordable lease of housing with the creation of value. We re -use what already exists to improve the proposal and try to revive the life of the area, ”the same sources add.

Revaluation

“When the installation was sold, we realized that this area would be reassessed,” says Ana Maria Campamelos, a neighbor who also emphasizes the situation in which people who rent.

Relations with Miraflores, in any case, were not idyllic. “390 euros tenants were also from the old rent, elderly people who once talked with the owner to change into the lower floors, since there were no elevator: they took advantage of the situation and changed the contracts. And at the top of the year in the year. It was always a city without law, people were really afraid, ”Claveyraz summarizes.

“We are afraid that they promote tourist floors, that they are trying to make coexistence impossible or that rent is growing in order to expel tenants working people for life. For buyers, this is a profitable transaction, you are almost at the center of Zaragosa and at the top of the Installaza project, ”says Gimeno.

Despite the fears, Claveyraz, as a member of the Association of Park Bruil San Agustin, he admits that Venice’s predisposition is good. In fact, the neighbors planned to ask them about the meeting, and it was the investment group that made them advanced and asked them at an informative meeting, which took place on Thursday at the Association headquarters. “They conveyed good feelings – he recognizes Claveras.” They say that they will support ancient income and that with a rental of 390 euros, they will consider the case. Their idea is to improve the quality of life in the neighborhood. ”

Claravs, of course, indicates that this is “words”, and now they must translate into “facts”. “We will be very at the top,” says Hector Gimeno.

From the city council, they also check a good predisposition shown by investors. Sources of urbanism note that the housing manager Zaragoza, Laurena Rail, requested a meeting with Venice to interest the project. “He was satisfied,” said these sources, who congratulated the buyers’ intention of the continuation in the Ridila Zaragoza (Raise) program, municipal social lease. “This is an area that bothers us, which was very humiliated, and this initiative can serve to restore this area,” they also indicate from urbanism.

“Anxiety” Fabz

In the Barrios -Fabz associations of the Barrios -Zaragos (Association of neighbors, Park Bruil -San Agustin, along with Bruil -Ala -Sala -Har, however, they show their “concern” as a result of real estate operation “without transparency and without clear data”. “Public organizations participating in this operation did not offer any information about this private operation, which can have very serious consequences for the continuity of neighboring fabric in the neighborhood,” they criticize.

Loading from 390 euros to 600, according to FABZ, “hidden exception” for many of the tenants. “And all this is the federation of Barrios -if not with complicity, yes, at least with the consent of institutions that were supposed to veil for the well of neighbors.”

A few days ago, Zaragos openly openly criticized the government group of PP for not foreseen the investment group and took advantage of the “unique opportunity” to increase the state housing park. “Once again, it has been demonstrated that the municipal government does not protect the right to housing, but promotes speculation and actively contributes to the aggravation of the housing crisis that is suffering from Zaragos,” said Suso Dominges, adviser to Suso.

“We always go to business”

In Venice, they claim that they are slightly struck by the influence of operations in the media and deny that a strong increase in the price that the Fabz estimated. “This is a difficult operation, and we want to be careful. We are a group that works with accessible rental. We are looking for profitability, but we do something right. We always do business, and it was not always useful for us, because there are good and bad tenants, since there are good and bad owners, ”they indicate the company.

At the moment, 323 objects have four types of rent: the properties of an ancient rent – “we must respect them”, they make it clear; Those who were managed with the Aragon government for those who ask for “subsequent observation, which is not given now”; Those of the Alsa municipal program, which “works well”, with a price “20% or 25% lower than the market, according to the city council, and, finally, free contracts. The latter are those that the investment group will put from 580 to 600 euros in a fork, “in accordance with what it notes.”

The company occurred this Monday, and the new owners have already begun with the purity and adaptation of premises and semi -aged stars, in which a lot of garbage has accumulated. As of September, the reform of empty houses will begin, and then deliver them to the rental market with the same prices.
