Why are men not given houses to rent?

It has become difficult to find an apartment to rent in Baku. Single men and students find it doubly difficult to find a home. The price of the houses they are given is reportedly high.

What is the reason? Why do landowners not want to give houses to men?

Real estate agent Mulkadar Rustamov explained the reasons in his statement to Telegraf.com.

He says this process has been observed over the last 3-4 years:

“Usually, landlords are not interested in renting houses to men and women who want to live alone. The root of the problem comes down to the personal opinions of the landlords. In fact, they are wrong. Landlords prefer families and students. Single women and gentlemen are a risky group for landlords. The reason for this is that they do not stay at home, they do not care about the owners of the house. That is why the owners of the house try to give priority to female students. Landlords build separate one-room houses in their yards. In the last one or two years, massive demolitions have been carried out in the city of Baku, and on top of that they pay rent for one or two years.

Mulkadar Rustamov noted that since these families were provided with a house, it was difficult to find a house to rent in Baku.

“Students used to look for a house in the summer, close to the start of the school year. Now they start looking for a rental before the holidays. The visible reality is that the demand for rental apartments has increased.”

The real estate agent also drew attention to the artificial increase in prices:

“As demand is high, this will continue for a few more years. There were shelters that were on the state’s balance sheet and were repaired. Many of them are inhabited by internally displaced persons. Since the process of their migration has not yet been completed, the future of these shelters is also in doubt. It can be said that every month the price of a room near the city starts at 250-300 manat. Demand is high because there are so many people looking for it, and the price is artificially increased. It seems that this crisis will continue for a few more years.”
