The political party Vox will defend this week in the plenary session of Congress a proposal aimed at eliminating the VAT in the acquisition of a first home and usual reinvestment and 100% reduction in the tax rate of the real estate transfer tax and documented legal acts for the bought of first house and reinvestment in housing, but on condition that it is “by a Spaniard”, thus leaving foreigners excluded from this tax advantage.
Another proposal from Vox is to assign social rent both the built houses that meet the habitability requirements and the developable land belonging to the asset management company of Bank Restructuring (Sareb).
In addition to allocating these homes to social rental, the training also wishes to enable an audited platform of requests so that, by maintaining the Sareb ownership of assets, if the municipalities request, depending on demand and housing needs, this destination of assets.
Vox makes this proposal through a motion resulting from the questions they addressed to the Minister of Housing and Urban Agenda, Isabel Rodriguez, last Wednesday, during the Government control session.
Repeal the Housing Act
However, this is only one of the eighteen proposals that Vox includes in its movement. The formation also urges the government to repeal the housing law approved in the last legislature and a tax liberalization package for the purchase of housing that benefits Spanish citizens.

Other requests from the group go through a Land liberalizationencourage owners to rent out their homes by increasing tax benefits on rental income from habitual residences; or promote public-private collaboration to increase the stock of social and sheltered housing based on a detailed study of the most in-demand areas of Spain.
Vox Plan against occupation
Several points in Vox’s motion include measures to combat occupation, such as a change to the law governing local domains to exempt owners of illegally occupied properties from paying the property tax (IBI) during the period of occupation of the illegal properties.
Those of Abascal urge the government to promote a policy of defense of private property, in general, and specifically real estate; to promote “the persecution and taking of preventive measures against the phenomenon of occupation and unrest”; and to prevent a squatter from registering in the illegally occupied house.
On the other hand, Vox proposes to articulate measures of protection of public authorities towards mortgage debtors and precarious tenants, based on criteria of justice and submission to temporary limitations in the short term.
Added to this are the demands to strengthen legal certainty and regulatory security for all stakeholders involved in housing (developers, builders, owners, tenants) and to streamline administrative procedures and bureaucracy related to building permits and developable areas, by promoting the increase in developable areas. technical and personnel resources of the town halls responsible for drafting the relevant technical reports for the granting of licenses.
