The new Office for global housing and anti-occupation assistance who favored the Palma Town Hall It will provide comprehensive and multidisciplinary attention to solving the housing problem in the city. Concretely, one of the main objectives of its creation is fight against illegal occupationwhich not only acts as a discouraging player in the supply of empty apartments on the rental market, but also degrades the entire property and generates insecurity problems.
Located in the old board buildingaims to be a reference space for citizens who need guidance and support on existing housing resources, improving their housing conditions or resolving certain legal situations.
Multidisciplinary and specialized response
The offices will have a team made up of eight professionals from the Palma City Council, the Balearic Government, the Consell de Mallorca, the Bar Association and the Association of Real Estate Administrators.
Among its services, the office will respond to citizens’ doubts regarding occupation and evictions, will inform you about rehabilitation aid, tax advantagesprocedures and requests for access to social housing, long-term rentals, and will also focus on the fight against illegal tourist rentals.
Advice and prevention of illegal occupation
To fight against the occupation, the Order of Lawyers will contribute two lawyers who will be available to advise people affected by illegal occupations or who require information on property law matters.
For its part, the College of Real Estate Administrators will also collaborate directly, inform about jobs in neighboring communities who manage and provide their experience in managing housing-related conflicts.
Public Housing Information
Likewise, the Balearic Housing Institute (IBAVI) will provide two professionals who will provide advice on the housing programs of the Balearic Government, while the Town Hall will provide two technicians to help citizens request public housing and to provide information on municipal resources intended to facilitate access to housing.
Tax Assistance and Rehabilitation Programs
On the other hand, it is worth mentioning that the new offices will also offer information on the tax benefits included in the new tax ordinance approved by the city council, which will come into force on January 1, 2025.
These include reductions of up to 90% for housing with a cadastral value of up to 200,000 euros, applicable to large families, and reductions of 95% on property tax (IBI) for housing in social rental and cultural activities.
Citizens will also be informed of the different assistance programs which owners can benefit from rehabilitation and this can affect both construction, energy efficiency or accessibility.
Pioneering service in the fight against illegal tourist rentals
The new Office will also focus on combating illegal tourist rentals, through a technician from the Consell de Mallorca that will offer advice specific in this matter, in addition to receive complaints directly irregular activities.

With the creation of this Office, the city will have a comprehensive consultative space that will strengthen the fight against problems that affect access and protection of housing in the city.
