Houses located near the center of Baku are sold en masse at affordable prices.
According to Khezerxeber.az, we are talking about old buildings and private houses located in the Bayil settlement of the Sabail district of the capital.
The price of one-bedroom houses in the area ranges from 65 to 68 thousand manats, and two-bedroom houses from 75 to 100 thousand manats.
There is a price reduction for apartments with a surface area of 120 square meters or more. In the areas called Bayil and “Zone 20” many houses with patios are sold on advertising sites at reasonable prices. For example, in one of the advertisements, the selling price of a four-room courtyard house with an area of 140 square meters is 85,000 manats. In another advertisement, the price of an 85-square-meter, three-bedroom house built on a 3-acre plot of land is 70,000 manats.
Elnur Farzaliyev, a real estate expert, stated that the increase in the number of sales of these houses is related to the condition of the properties. Most homes for sale do not have any listings. Some only have replacement documents.
The expert pointed out that another cause of the drop in prices is the total lack of infrastructure in the aforementioned area.
He also said that Bayil and the “twentieth zone” massif will be demolished according to the Baku master plan.
