This is the biggest draw in the last three years

On October 25, the municipal council will draw lots 400 housing units under affordable rental regime. This will be the fifth draw held in 2024 and the largest apartment draw of the municipal corporation in the last three years, during which public rental housing will be allocated in 16 of the 21 districts of the capital .

The majority of these 400 homes belong to the new developments of Ingenieros 1 (Villaverde), Cañaveral 3 (Vicálvaro) and Nuestra Señora de los Ángeles 4 (Puente de Vallecas). Apartments will also be drawn in Arganzuela, Barajas, Carabanchel, Centro, Ciudad Lineal, Hortaleza, Latina, Moncloa, Moratalaz, Retiro, Tetuán, Usera and Villa de Vallecas.

“This is just another example of respect for the housing policies of this City Hall”, underlined the delegate of the housing policy sector and president of EMVS Madrid, Álvaro Gonzálezwho explained that “two and three bedroom apartments are mainly drawn at random, many of which will be intended for young people and families with minor children” to facilitate the emancipation and access to housing of these groups. In addition, the winners of these apartments will never pay more than 30 percent of the family unit’s income in rent.

The draw will be held at the EMVS Madrid headquarters and will be broadcast live on October 25 on the municipal corporation’s website (www.emvs.es). All persons duly registered in the Permanent Register of Housing Applicants will be eligible. “With this raffle, we are fulfilling our commitment to increase the municipal housing supply, which already exceeds 8,650 affordable housing units, or 38 percent more than what we found in 2019,” he explained .

The Ingenieros 1 promotion benefited from an investment of more than 19 million euros for the construction of 120 housing units (five of them adapted for people with reduced mobility, 43 two-bedroom units, 65 three-bedroom units and 12 four-bedroom units). The building responds to a closed block urbanization plan and is organized on the ground floorfive typical floors, one attic floor and two underground floors, where the parking lots (with a total of 163 parking spaces) and spaces for housing the installation premises are located.

Ingenieros 1 benefits from energy class A thanks to its insulation, its SATE envelope and the aerothermal system for the production of solar DHW and air conditioning by radiant and cooling floor. In this way, future tenants’ bills will be reduced while respecting the environment.

Canaveral 3

For its part, Cañaveral 3 benefited from an investment of 18.9 million euros for the construction of 116 accommodations (five of them adapted for people with reduced mobility, two one-bedroom units, 38 two-bedroom units, 64 three-bedroom units and 12 four-bedroom units), 158 parking spaces and six commercial premises which will promote and enhance neighborhood life, social and economic of this new residential area of ​​the Vicálvaro district.

Sustainability and accessibility are the characteristics of these new Cañaveral 3 houses, since they have the energy efficiency certificate A, which will allow their future tenants to combine the comfort of housing with an important savings on your electricity bills. Additionally, homes have aerothermal energy, an air conditioning system that obtains energy from the air through heat exchange to convert it into heating, cooling or domestic hot water.

Our Lady of the Angels 4

In the Nuestra Señora de Los Ángeles 4 complex, 11.8 million euros were invested in the construction of 77 floors, three of them are adapted for people with reduced mobility, distributed in accommodations of two (27), three (43) and four (7) bedrooms.

With energy category A, NSA4 is an example of efficient and sustainable housing. With cooling underfloor heating, the heating is produced by district heating, just like the domestic hot water (ACS), which is supplemented by solar energy, which means that, during the summer for example, consumption is zero.

More supply of social housing

Madrid City Council has invested more than 860 million euros over the last five years in the construction of more than 4,300 affordable housing unitsdistributed in 54 promotions. During this period, the Town Hall has already carried out 28 development projects with more than 2,160 apartments, which has increased the number of affordable rental housing units owned by the municipal company to 8,650.

In addition, at present, 26 other projects are also underway, in different phases of construction and tendering, with more than 2,260 apartments. Figures that make EMVS Madrid the leading public developer in Spain.
