Castilla y León promotes rentals with the guarantee of collection from the owner and payment of damages

The president of the Junta de Castilla y León, Alfonso Fernández Mañueco, announced this Monday an initiative that aims to “encourage” owners to put their empty homes on the rental market. To “convince” them, he revealed that the Council will propose to manage the process by “ensuring the collection of rents” and also “taking charge of any damages at the end of the lease”. Of course, for the idea to meet the objectives pursued by the Regional Executive, the owner of the apartment will have to “register”. do this assuming “affordable” rent.

Without specifying yet what price range the Agency manages, the president acknowledged that the different areas of the Community and also of Spain have very varied rents depending, for example, on whether it is an urban area, a rural area or a very depopulated area. In any case, he is convinced that With this formula “security is given to the owner” in addition to “increasing the supply” of rental housing at an adequate cost for families in the Community. He also wanted to clarify that the measure will be implemented “in a coordinated manner” with “the private sector itself” and guaranteed that it would continue even if next year’s budget could not be approved due to lack of political support.

Involve the councils

In this case also highlighted the construction of 200 rental housing units for workers that they move to rural areas with “industrial intensity” and little residential supply. In this regard, progress has already been made in the area of ​​Aguilar de Campoo (Palencia) and work is underway to obtain suitable plots in the area of ​​Ribera del Duero, Guijuelo (Salamanca) and Ólvega (Soria), although the proposal is “open” to other locations in the Community.

Finally, he transmitted the commitment to “double” the 500 youth housing units that will be built in rural areas with a discounted sale that represents a 20 percent reduction in the price “with the collaboration of the provincial councils.”
