The average price of free housing increased by 6% in the third quarter of the year compared to the same period of the previous year, reaching 1,921 euros per square meter, according to statistics on the appraised value of housing published this Thursday by the Ministry of Housing. and Urban Agenda.
According to this data collected by Europa Press, the price of free housing experienced a quarterly increase of 1.3%, reaching its highest value in the last 15 years, exactly since the first quarter of 2009, when it was 1,958 euros per square . meter, and approaching the highs of late 2008.
By autonomous community, none has reduced its price compared to the previous year. The highest increases were recorded in the Balearic Islands and the Community of Madrid, with increases of 9.9% and 8.9% respectively. Thus, the community with the most expensive square meter was Madrid, with 3,274.6 euros, followed closely by the Balearic Islands, with 3,208.4 euros per square meter.
For its part, the lowest price increase was recorded in La Rioja, with a year-on-year increase of 0.8%, up to 1,224.1 euros per square meter. However, the autonomy with the lowest price per square meter was Extremadura, with 901.6 euros.
In the variation by province, the increases in Valencia (+10.2%), Málaga (+9.4%), Teruel (+9.3%) and Santa Cruz de Tenerife (+8.2%), stand out. while they only show price contractions in Ciudad Real (-0.9%), Melilla (-1%), Zamora (-1.5%), Palencia (-3.3%).
6% increase in free housing for over five years
The average value per square meter of free housing for up to five years amounted to 2,255.3 euros per square meter until September, which represents an increase of 4.2% compared to the same period of previous year. However, the price of free housing over five years recorded a greater increase, as it increased by 6% in annual rates, up to 1,911 euros.
By municipalities with more than 25,000 inhabitants, the most expensive was Santa Eulalia del Río, in the Balearic Islands, with 5,363.9 euros, and the least expensive was Puertollano (Ciudad Real), with 598.1 euros.
Regarding social housing in Spain, the average price per square meter during the first nine months of the year was 1,167.8 euros per square meter, 0.3% more than during the same period of the previous year.
Finally, the number of real estate valuations used to calculate housing prices until September was 153,621 housing units.
