Eleven projects for new industrial land in search of “balanced” territorial development

In some cases, they seek to meet needs; in others, creating opportunities and, as a whole, seeking “balanced” development in Castile and León. This is the “objective” with which the Council encompasses the eleven regional territorial plans (PRAT) that it currently has in progress or in progress and which are distributed in the different provinces with initiatives that They are proposing an investment close to 200 million euros, mainly concentrated on industrial land.

These are programs that have gained momentum since May 2022, when the Department of Environment, Housing and Land Management, headed by Juan Carlos Suárez-Quiñones will concentrate all skills in the field of regional planning in the same portfolio which were previously shared by different departments of the Executive. A point from which, the Council has “concentrated its action” in this area on “planning the execution of developments and industrial equipment declared essential for the development of the Community”, underlines the Autonomous Government. In this context, around ten million square meters of new land are expected to be developed in the coming years.

León, with three projects on the table, is the one with the largest volume of territorial plans. Two of them are considering the expansion of industrial zones: Villadangos del Páramo -consolidated as a logistics space and “strategic” productive enclave in which an investment of 44 million euros is expected- and El Bayo, in Cubillos del Sil -le The project is already underway and aims to cover the planned implementation needs in the Ponferrada area with a disbursement of 20 million. The third points to the capital’s Technology Park, which is experiencing “constant” growth. Its current size is considered “insufficient” in the face of demand or the possible installation of a large project, which is why with the help of the PRAT – approved in 2023 and endowed with ten million – “new land” will be created alongside the current one.

In Segovia there are two projects on which the Commission is working in this regard. The first, promoted in 2022, aims to expand the Care Complex into a space adjacent to the current facilities (built in 1974) and which are “insufficient”. This will meet Sacyl’s demands as well as the proposal for a new integrated nursing school with a disbursement of 54 million. The second refers to the Los Hitales industrial zone, in Bernuy de Porreros, with a project approved this year with a budget of 15 million to increase the supply of productive land available with “suitable conditions to meet existing demand.”

In the rest of the provinces the following plans are being considered and in all cases for the provision of more productive land. In Ávila, the objective is to encourage economic activity and job creation and to create an “attractive environment” for the development of this territory through actions in the industrial zone of Vicolozano which the ministry describes as “general interest”. The PRAT approved in March of this year provides for consolidation and urban development of the industrial zone aimed at adapting conditions to the current “demands” of “uses”. An investment of 16 million is expected.

In the case of Burgos, the action will be carried out in El Parralejo, a partially urbanized area where the execution works have been stopped. The PRAT seeks to recover and operationalize the unfinished initiative of “correcting problems arising from the abandonment” of the works with an investment of 11.3 million. This will be done through a “comprehensive” action that will include better supply and strengthening of infrastructure to respond to a “demand” detected in the functional area of ​​Melgar de Fernamental.

In the province of Salamanca, the initiative, recently authorized, envisages the expansion of the industrial zone of Las Viñas, in Ciudad Rodrigo, which has an already developed sector. A new non-industrial developable land is planned to promote the joint reorganization of the two lands in a strategic location and with an investment of 12.4 million.

In Soria, in Garray, in collaboration with the Energy Domes and within the framework of the Regional Environmental Business Park Project, the Plan – approved in May last year – provides for additional actions to adapt to the demand for surface area and the conditions of implementation of certain projects. .

In Valladolid, the Junta de Castilla y León and the Medina del Campo City Council formalized in January a collaboration protocol for the consolidation, improvement and expansion of the so-called Polígono Escaparate, located on the CL-602 highway . As an instrument of action, a Regional Territorial Plan will be developed and approved which will contain the complete organization of two industrial sectors, with criteria of efficiency and environmental sustainability and an investment of 15 million euros.

Finally, the PRAT of “Zamora Norte” has just obtained the green light for the expansion of public land available in the Monfarracinos area, close to the capital and with direct access to the A-66 and A-11 highways. It is expected that it will shape an offer with “competitive advantages” from the point of view of supply and accessibility to promote the attractiveness of the activity. The investment amounts to 13 million.
