Land worth tens of millions of manats has been put up for sale in the capital.
Looking at the advertising sites, it becomes clear that the total price of land in the “White City” area is 195,000 manat per sotu and amounts to 39 million manat. In addition, one sotu of the land put up for sale in the area near the “Nariman Narimanov” metro station costs 781 thousand manats, the total price is 25 million manats.
At the same time, a piece of land near the “Shah Ismayil Khatai” station costs 104,000 manats, and the total price is 25 million manats.
Land worth tens of millions of manats is also available in areas outside the center.
Thus, it is possible to find land for sale for 25 million manat in the settlements of Shikhov and Khojasan, 22 million manat in Lokbatan, 21 million manat in Buzovna and 20 million manat in Mardakan.
Expert Elnur Farzaliyev claims that the high prices are due to the shortage of land suitable for the construction of residential and non-residential areas:
“There are sharp increases in the sales prices of land suitable for non-residential buildings, especially on roadsides. The change in prices depends on the location and the total area of the land. Currently, due to the limited plots of land for the construction of apartment buildings in the capital and high prices, construction companies are carrying out pilot projects: they demolish old apartment buildings in poor condition and build new high-rise buildings on them.”
The expert believes that although prices in some areas will remain stable, in general land suitable for construction will continue to rise in price.
